Stephen P. Faherty, MAI

Principal and Managing Director

Elected to the Appraisal Institute, MAI, 2007, Mr. Faherty has been involved in the valuation of commercial real estate since 1994. Mr. Faherty is a graduate of the University of Cincinnati, Bachelor of Science (Major: Economics). Mr. Faherty joined USRC in 2000 as an associate of the firm and is now a Principal and Managing Director. Mr. Faherty has been involved in Appraisal and Portfolio Analysis of Investment-grade Real Estate such as Office Buildings, Apartments, Office/Warehouse, Retail Centers, Student Housing, Hotels, and Self-Storage.

David A. Feeley, MAI

Principal and Managing Director

David A. Feeley, MAI joined USRC in 2006. Mr. Feeley has experience in the valuation of retail, multifamily, subdivision, industrial, senior living, skilled nursing, mixed-use, vacant land, parking, net leased, and both suburban and CBD office properties throughout the United States and Canada. His assignment experience includes lending, distressed property, tax appeal, and institutional appraisal assignments.


Mr. Feeley has specific experience with CBD properties in some of the largest markets in the country, including Manhattan, Chicago, Washington DC, and Los Angeles.

Peter P. Hathaway, MAI

Principal and Managing Director

Since joining the firm in 1995, Peter Hathaway has provided research, analysis, valuation, and strategic advice on all commercial property types, including extensive work within the hotel industry. While completing more than 1,000 hotel assignments, his work has involved a wide-range of property types, including luxury hotels and resorts, unique boutique hotels, limited- and full-service hotels, major convention hotels, and mixed-use developments. In addition to hotels, Mr. Hathaway is active in the valuation of other income-producing properties, including office, retail, and residential subdivisions.

Jeffrey H. Walker, MAI, CRE

CEO

Jeffrey Walker joined US Realty Consultants in 1992 as Director of Hospitality Development. In 1999, after receiving the MAI designation from the Appraisal Institute, he became Director of Appraisal Services, and became Principal and Managing Director in 2005. He has been involved in consulting and appraisal engagements for all commercial property types, including having been involved in several thousand hotel analyses. His hospitality consulting experience includes not only full- and limited-service hotels, but national destination resorts, spas, conference centers, waterparks, and casino hotels. His international valuation experience includes several hotel portfolios for both initial public offerings and liquidation from bankruptcy. During each of the past ten years, he has appraised over $1 billion worth of real estate assets annually. He was awarded the Certified Hospitality Marketing Executive designation of HSMAI in 1994. He was invited to join the Counselors of Real Estate in 2012.


In addition to hotel appraisal work, Mr. Walker has been involved in all general commercial property type appraisals, including multi-family, office, industrial, and retail properties. His clients include national lenders, pension funds, special servicers, and advisors. He has been an expert witness in trial proceedings.


He is a frequent speaker at national conventions, and has been widely quoted in national trade publications. He has extensive experience in the valuation of the impact of debt encumbrances on property transfers. Currently, he also serves on the Board of Trustees of a large leisure-oriented lakefront development in central Ohio.

Karen L. Blosser, MAI

Director of Appraisal Services

Karen Blosser worked as a fee appraiser for US Realty Consultants for five years (1988 to 1994). Prior to returning to USRC in January of 2006 as a Director of Appraisal Services, Ms. Blosser spent several years as a bank review appraiser. This work included six years as a Senior Review Appraiser with Huntington National Bank and over five years as the manager of the JP Morgan Chase appraisal division that served the business-banking department for a ten-state region.


Ms. Blosser received her MAI designation in 1996. She has extensive experience in all traditional commercial property types (office, industrial, retail, and apartments).  Additionally she has experience with various more specialized properties such as golf courses, hotels, car washes; as well as properties with façade easements and conservation easements.  Ms. Blosser has served as an expert witness in various venues including tax appeal hearings with the Board of Revision (BOR) of various Ohio counties and the Ohio Board of Tax Appeals (BTA).
